Is it better to use a local conveyancing solicitor, though?
Location can make a huge difference in price when it comes to conveyancing solicitors. The cost of living in certain areas can be vastly different to others. London is very expensive, for example, whereas the north of England is much cheaper.
Just because you are buying or selling a property in one place, that doesn’t mean you have to get conveyancing quotes from there and nowhere else. The truth is that you can use a conveyancing firm that is located anywhere in the country – they don’t have to be close to the property you are buying or the one you are selling. Sometimes choosing a non-local solicitor is the best choice, as it can cut costs; and the services they offer may be exactly what you need for your situation.
In the past, it has been thought that using a local conveyancer was advantageous because they knew the area and therefore already had a knowledge of potential issues. It was also useful to be able to visit them in their offices from time to time.
Thanks to the advent of the Internet, this is no longer a requirement – emails are perfectly fine, as are phone calls. Knowing the local area isn’t a particular advantage, as the same searches still need to be carried out regardless.
