It will also be thought to be worth more if it is in what is known as a ‘good’ area – an area in which the demographic is naturally more well off. These areas are more desirable.
There are personal factors too. If improvements can be made to the property prior to the sale, then an estate agent will mention these whilst giving a value for when they are done. It can truly affect the price someone is willing to pay if all the small DIY jobs are completed before they buy the property.
